Yung kaibigan ko kasi nag post sa facebook groups/marketplace ng lot for sale niya and may isang agent na nag alok na ibebenta ang lote niya... (siyempre may bayad). Humihingi ang agent ng Authorization to Sell and ng documents nung lupa para daw makagawa siya ng letter of intent. Usong uso kasi ngayon ang mga modus kaya medyo nagdadalawang isip yung kaibigan ko. swish08 Posted February 23, 2020 Report Share Posted February 23, 2020 yung authorization to sell is protection niya in case may magka interest if ever ialok niya yung lupa tapos biglang dumirekta sa kaibigan mo yung pinag alokan niya, ang nangyayari kasi is nilalaglag minsan yung agent para makatipid sila or makatawad sa presyo. may instances din naman na bibigyan lang ng referral fee (10k) at mamaliitin lang yung nagawa nung agent kaya enough na yung gantong fee so dun sa authority to sell nakalagay kung ilang percent yung commission niya talaga. kung talagang interested naman yung buyer nung agent pede naman mag site inspection muna bago magbigayan ng pertinent documents, di naman basta basta maaangkin ng iba yung lupa ng friend mo kung magbigay man siya ng documents(photocopy) if yun ang worry niya pero para sure, site inspection nga talaga para ma-profile din niya yung buyer at agent kung seryoso talaga sila, need din kasi macheck ng buyer kung ok yung documents at walang mga incumbrances or naghahabol na iba kaya humihingi talaga sila ng copies. Protection din ng buyer yan, kasi it raises a red flag if yung nakakatransact mo ay hindi yung registered owner. For purposes lang of letter to intent, authorization to sell, kahit di notarized, pwede naman.
